Childcare valuations and funding hinge on the operator, the income and the location: licensed places, occupancy, the lease or operating model, and demand in the catchment. A development deal is funded against the cost to build and the end value, often as a freehold-going-concern; a pipeline is funded as a programme rather than one site. Capital partners in this sector tend to back the operator and the growth story, not just the property. Terms depend on the operator, the asset and the structure.
On one occasion we advised a client against a childcare build that did not stack up on the numbers. Saying no to a deal that does not work can be part of the job; it can protect the capital and the balance sheet for the one that does.
